FAQs

Sash windows: your questions

Should I repair or replace my old sash windows?

If the timber is mostly sound, repair and draught-proofing can extend the life of original sashes, and may be required on listed buildings. Where frames are rotten, sashes are badly warped or you want much better insulation than single glazing gives, replacement is usually more practical. We'll give you an honest view after inspecting them.

Will the council allow replacement sash windows in London?

It depends on the property. Houses outside conservation areas usually have permitted development rights for similar-looking windows. In conservation areas with Article 4 directions, on listed buildings and for flats, you may need permission, and some councils require timber. Checking with the planning department before ordering avoids problems later.

Will replacement sash windows look the same as my originals?

We match the proportions, glazing bar layout and features such as horns as closely as possible. Modern sashes hold thicker double glazed units and weather seals, so sightlines can differ slightly from slim single-glazed originals, which is worth seeing in person before you decide.
