Flush windows in Hampstead Garden Suburb

Homes in Hampstead Garden Suburb are mostly Arts and Crafts houses, cottages and early 20th-century flats. Cottages and larger detached homes often suit flush windows in cream or woodgrain finishes, which soften the frame and sit well against brick, stone or render.

Before choosing flush windows in a flat, confirm the freeholder accepts the colour and profile, since mixed styles across a block can breach lease terms. In conservation areas, a flush window in a woodgrain finish can come closer to original joinery than standard uPVC, although council approval may still be needed.

Before any work, the Hampstead Garden Suburb Trust usually needs to give consent, and the area is a conservation area under Barnet Council. We review the Trust's design guidance with you at survey, so drawings and quotes are prepared with approval in mind.

Flush windows have opening sashes that sit level with the outer frame, recreating the look of traditional timber casements. Made in our own factory, they suit homeowners who want a heritage or contemporary appearance with the low maintenance of a modern frame, especially on period homes and stylish renovations.

• Sashes close flush like traditional joinery
• Available in woodgrain and colour finishes
• Balanced sightlines across the whole window
