Flush windows in Friern Barnet

Homes in Friern Barnet are mostly Edwardian and interwar semis, terraces and converted flats. On 1930s bays, flush casements with slim mullions can reflect the original metal or timber windows more closely than chunky storm-style frames.

Before choosing flush windows in a flat, confirm the freeholder accepts the colour and profile, since mixed styles across a block can breach lease terms. Flush windows suit Victorian rear elevations and back additions, giving a cleaner joinery look than storm casements while sash windows stay on the front.

The North Circular runs along the southern edge, and properties near it hear heavy traffic day and night. Well-sealed frames with acoustic glass can make a real difference to sleep. Getting here from Edmonton is a straight run of about 5.1 miles along the A406, which keeps surveys and fitting simple.

Flush windows have opening sashes that sit level with the outer frame, recreating the look of traditional timber casements. Made in our own factory, they suit homeowners who want a heritage or contemporary appearance with the low maintenance of a modern frame, especially on period homes and stylish renovations.

• Sashes close flush like traditional joinery
• Low maintenance without repainting
• Balanced sightlines across the whole window
