Flush windows in West Hampstead

Around West Hampstead you will mostly find Victorian terraces, red-brick mansion flats and converted maisonettes. Flush windows suit Victorian rear elevations and back additions, giving a cleaner joinery look than storm casements while sash windows stay on the front.

Before choosing flush windows in a flat, confirm the freeholder accepts the colour and profile, since mixed styles across a block can breach lease terms. In conservation areas, a flush window in a woodgrain finish can come closer to original joinery than standard uPVC, although council approval may still be needed.

With three stations and their railway lines cutting through the area, train noise is a real issue for homes backing onto the tracks, and acoustic glazing makes a noticeable difference. Parts of West Hampstead, including around West End Green, are conservation areas, so we confirm details with Camden Council first. We are about 7.7 miles from the area.

Flush windows have opening sashes that sit level with the outer frame, recreating the look of traditional timber casements. Made in our own factory, they suit homeowners who want a heritage or contemporary appearance with the low maintenance of a modern frame, especially on period homes and stylish renovations.

• Sashes close flush like traditional joinery
